📅 1. Booking & Payment

• Full payment is taken at time of booking
• Prices are in GBP (£) and include VAT
• Bookings are non-transferable unless agreed in writing.

❌ 2. Cancellation Policy

• Cancel 30+ days before check-in for a full refund (minus a 5% payment provider fee).
• Cancel 7 days before for 75% refund
• No refunds for late cancellations, no-shows, or early departures.
• Want to change dates? No problem! 💫 You can reschedule for free, just pay the difference if switching seasons.

🕒 3. Check-In & Check-Out

• Check-in: from 3:00 PM (feel free to arrive from 1:00 PM to enjoy the grounds 🌿)
• Check-out: by 11:00 AM

🌟 4. Guest Responsibilities

• Follow our house rules 📜
• The lead guest must be 21+ and responsible for the group.
• Don’t exceed the maximum guest number per stay.
• Sorry—no parties, no loud music, no fireworks 🎇
• No smoking anywhere on site 🚭
• Be kind to the nature around you 🍃
• Damages or missing items will be charged 💳
• Use of fireworks or Chinese lanterns = forfeited deposit

🐾 5. Pets

• As we have five beloved cats, we’re not dog-friendly 🐈‍⬛🐈🐈‍⬛🐈🐈‍⬛
• We hope you understand!

🏡 8. Maximum Stay

• As part of our planning permission, bookings are limited to 7 nights max ⏳

🤝 9. Third-Party Services

• Massage, horse riding, and private chefs are booked separately 🧘‍♀️🍽🐎
• They have their own cancellation policies, so please check with them directly.

🔇 10. Noise Policy

• Let’s keep the woods peaceful 🌙
• No boomboxes or external speakers allowed.

🚭 11. Smoking Policy

• We’re a completely smoke-free site
• Smoking outside: £50 fine per incident
• Smoking indoors: £200 cleaning fee
• Thanks for helping us protect this space for everyone 🕊️

💦 12. Hot Tub & Sauna

• Use at your own risk (especially for children - use caution!)
• We don’t recommend under 12s use these, but leave it to your judgment 👶
• Shower first, remove makeup 💄
• Dirty water = £100 deep clean charge from your deposit

🎾 13. Tennis

• 🏸 Lawn & table tennis gear is in the box by the court.
• 📅 Don’t forget to book your slot!

🏊 14. Swimming Pool

• Children’s swim times must be pre-booked in 1-hour slots (09:00–21:00)
• No lifeguards on duty - swim safe!
• The pool bathroom is shared with guests from Beaver’s Den and Spare ’Oom.

📦 15. Forgotten Property

• We’re happy to return your lost treasures!
• £14 handling fee (paid to our lovely cleaner)
• Plus postage 🚚📬

🛡️ 16. Liability & Indemnity

• Cedar Hollow Oxford is not responsible for injury, loss, or theft during your stay.
• Use facilities like hot tubs, BBQs, and firepits at your own risk 🔥
• Please ensure you have appropriate travel insurance 🧳
• Safety instructions must always be followed 👣
